The principals at AIM Financial Services believe that the apartment segment, or multifamily housing, of the commercial real estate market will continue to be an attractive segment for investors nationwide. Whether it’s the Baby Boomers, the fallout from the subprime debacle, the entry of Gen Y or just plain old normal population growth, expectations are high for apartment properties to continue to be a strong and solid segment of the real estate market. Like other real estate segments, the economy impacts the viability of apartments as an investment, however it is believed that this segment is more resilient and, in some cases, does better in certain economies when other segments are challenged.
As such, AIM Financial Services has built their company to cater to apartment owners and apartment lenders, particularly in the small balance segment. They believe that this segment is underserved so they have developed a marketing strategy to identify experienced, credit worthy borrowers, of stabilized apartment properties, that now, or in the near future, have a need to obtain an apartment loan. Additionally they have, over the course of 3 years, identified and established relationships with national lending institutions that have developed competitive and flexible loan products to meet this growing need for small balanced borrowers.
AIM believes that their role is much more than brining a borrower and lender together. They believe they are 100% responsible to each party and value their fiduciary role in professionally and accurately representing the interests of each party. Their role in the transaction is different than any other party to the transaction in that they are an integral member of each party’s team. They have the skills, and take the time upfront, to objectively evaluate each party’s needs so that the transaction is efficiently processed and effectively completed.
AIM’s primary goal is to add value to their clients and prospects. Even if a borrower has obtained the services of another firm, they are highly encouraged to contact an AIM consultant to get a second opinion to ensure that they are getting the most valued added product available. AIM has relationships with most of the financial institutions that specialize in apartment loans, which gives the ability to quickly assess the viability.
